Landlord Fees
Introduction Only(Let Only) upon separate negotiation
We will provide a market appraisal of the property and offer market reports as required. Arrange all necessary marketing, including erecting an advertising board outside the property, unless specifically instructed otherwise. Arranging/accompanying viewings with potential Tenants. Liaising between parties regarding offers made. We will contact you for approval of any potential Tenant, or agree in advance with you the extent of our authority to accept a Tenant on your behalf. Taking up references and credit searches of the potential Tenant(s). Arranging for the signing of the tenancy agreement by all parties. Chamberland Residential ltd. will provide this document for you and the cost is included in our Arrangement charge of £400.00 inc. vat. Collecting the first month’s rental in advance from the Tenant together with a security deposit (capped at five weeks rent) Please see Security Deposit notes below. Arranging for a Standing Order or other agreed method of payment, to be sent to the Tenant for the future rental payments. The rent will directly credit the account of Chamberland Residential ltd. on the Rent Demand or Managed service. Chamberland Residential ltd. cannot be held liable if the payments are not set up.
Note: Our minimum fee is £960 inc vat, to be be due for any amount of time that the Tenant is residing in the Premises.
Rent Collection 9.6% inc VAT (8% + VAT)
Includes all of the above stated in * Introduction Only* service and also the following:
On receipt of cleared rental funds, to account to the landlord within 7 working days, less any commissions, invoices or any other payments due by the landlord regarding the property. Submitting a statement of account to the Landlord on a monthly/quarterly/annual basis if requested. Monitoring payments received and advising Landlords of any non-payment within 14 days of the due date. In the event of non-payment we will contact the Tenants by telephone and letter, at weekly intervals.
Notice: Notice to cease the Rent Demand or Management service is strictly three (3) months in writing. Notice cannot be served prior to 6 months of the tenancy commencing. If this notice falls within the first rental term then our minimum fee of £960 inc vat will be due instead for any amount of time that the Tenant is residing in the Premises.
Managed 15.6% inc VAT (13% + VAT)
Includes all of the above stated in Introduction Only and Rent Demand services and also the following:
We will investigate defects which may come to our attention or which are properly brought to our attention by the Tenants. Works will be dealt with as they arise and a quote will be approved by yourselves unless you have given instruction in writing otherwise or unless it is an emergency and we cannot get a hold of you. Where works are likely to cost more than £1000.00 we will endeavour to submit proper estimates to you, except in the case of an emergency. Upon your acceptance of estimates we will instruct the works to go ahead.
We are happy to use contractors that you have specifically nominated for works at the property, but cannot guarantee to do so. Contractors are arranged by Chamberland Residential through CR Works Ltd and have been vetted, but the responsibility and liability of any non payment of works is between the landlord and CR Works Ltd. not Chamberland Residential. We will not be responsible for any loss or damage that you suffer through the act, default or negligence of any third party which may arise other than through our negligence, omission or failure. Chamberland Residential has the right to earn interest or commission for any/ all works carried out by these contractors which may already be included in your quoted price.

Premium Managed 18% inc VAT (15% + VAT)
Includes all of the above stated in Introduction Only, Rent Demand and Managed services as well as the following:
• Opening and closing of utility & council tax accounts for the tenants *
• Property inspections within the first 3 months then every 6 months thereafter*
• Free annual Gas safety certificate *
• Reduced Renewal Tenancy Agreement and Legal Document charge to £100.00 inc VAT *
• Free key copies up to 2 sets (not including security door keys) *
• Costs covered for post forwarding to the landlord for up to 6 months *
• End of tax year report to help with self-assessments *

AS OF JUNE 01st 2019 in accordance with the Tenant Fees Act 2019
The Tenant Fees Act 2019 commences from 1 June 2019 and applies to England only (for the time being as it has the ability to extend to Wales). ALL payments/ charges to Tenants are essentially prohibited unless the payment/charge is expressly “permitted” under the Act and therefore will need to be covered by the Landlord. For example, rent and deposits are permitted under the Act but even they have restrictions (yes, even rent has some restrictions). Renewal
Rent Demand and Managed monthly fees remain the same % for renewal or extensions.
We will:
• Contact both parties towards the end of the initial fixed Term to determine whether there is a wish to renew or extend and if so to agree all terms.
• We will review the Rent and advise you if a Rent increase is possible or desirable depending upon current market conditions.
• Write to the Tenant once written confirmation has been received from you requesting that the Tenancy should be renewed or extended.
• Try to ensure both parties sign the documentation by the start date of the new period of the Tenancy.
There is an additional renewal admin charge of £275.00 inclusive of VAT (£229.17+VAT)
Inventory & Check-in reports
The cost of the preparation of the Inventory & Check-in/Check-out report is borne by the Landlord. As these reports are compiled through an independent company the cost of which may vary dependent on the size and style of property, however as a rough guide the cost could range from £200 (inc VAT) for a studio apartment through to £336 (inc VAT) for a 5 Bedroom House. You will be advised of all costs prior to entering into any tenancy agreement.
Arrangement charge
The arrangement charge for the Tenancy, including referencing, deposit protection and our standard Tenancy Agreement, usually being for a fixed Term of twelve months or more, would be £400.00 inclusive of VAT (£333.33 +VAT) for all levels of service.
