Where To Start

Finding a property to call your home is usually hard enough. However, sometimes the next steps can be more challenging, and it's the choice of your agent that is key. We are here to make it as hassle free as possible and ensure that you are kept informed every step of the way. You are just as important to us as the Landlord is! Please have a look at our many testimonials from tenants at https://www.allagents.co.uk/chamberland-residential/

Once you've found the property that you want to live in:

Make an offer:
We will always ask for a holding deposit before putting any offer forward to our clients. There are many reasons for this but the main one being your commitment to the offer if the landlord agrees. Details of the set-up fee (holding deposit) will be given to you in detail upon viewing stage and again at offer stage.

Referencing:
Once your offer is accepted in principle, all persons living in the property over the age of 17 are required to be fully referenced regardless of who is paying rent or working etc. The cost of referencing is noted in our Tenant Charges section. For any further information on referencing please contact us directly.

Sign the tenancy agreement:
All persons living in the property over the age of 17 will need to sign the tenancy agreement. An appointment will be arranged with you to visit our offices to sign the Tenancy Agreement in person or through DocuSign, when all references have been received and accepted. We do not accept scanned signed tenancy agreements unless specifically negotiated separately and under uncontrollable circumstances.

Final monies:
You will be required to pay your final monies due for the tenancy no later than 5 days prior to the tenancy commencing. We only accept direct bank transfers or bankers drafts, we do not accept any form of cards for this final payment. The breakdown of costs are noted in our "Tenant Charges" section and will also be sent to you in writing at offer stage, as well as at the signing stage.
