Tenant Charges/ Deposit

AS OF JUNE 01st 2019 in accordance with the Tenant Fees Act 2019

Amendment Fee: £50 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Early release: The landlords re-letting costs, arrangement charges, any difference in rent in the new tenancy.

Default fees: If any Tenant loses or misplaces a key or security device giving access to the Premises and requires a replacement, a default fee will be charged.
Damages: The Landlord and the Agent are entitled to recover damages for breach of contract. The Landlord or the Agent are allowed to recover the costs to put them back into the position they would have been had the Tenant carried out all the obligations in their contract.

All offers are subject to contract and referencing and the holding deposit will be held against our expenses in processing your application. Please be aware that if you make an offer and later withdraw from this, then you may lose all or some of the above. Please ask us for further details.
*If your offer is accepted then this amount will be set off against the initial rental payment, so you are not making this payment twice.
 

Security Deposits 

In England and Wales, if you rent your home on an assured shorthold tenancy that started after 6 April 2007, your Agent and/ or Landlord must place your deposit in one of the following tenancy deposit protection (TDP) schemes:

•MyDeposits
•Tenancy Deposit Scheme

Chamberland Residential is a member of both the TDS and the DPS schemes. Details of where your deposit will be held will be given to you prior to the commencement of your tenancy along with the terms and conditions of the said scheme to assist with any questions you may have.
